This all flat 210-hectare dairy unit is located an hour southeast of Rotorua in the heart of the Galatea dairying community. Currently 400 cows are milked through a very good 40 aside dairy with a three-year average of 142,500 milk solids (best of 147,000 milk solids). Production is achieved with 100 tonne of PKE, lucerne and grass silage made on farm - 28 hectares of lucerne provides added protection. Cows are all wintered on farm. A 7.6-hectare lease block is attached to the rear of the farm. The dairy shed is centrally located and feeds 110 paddocks via a well-formed race system. Effluent is pumped from a sump through a number of hydrants to a travelling irrigator covering 24 hectares. One block of 57 hectares has a K-line irrigation system with ample water sourced from a large spring with a direct feed for irrigation and stock water. The main water source is from a deep bore at the dairy and is pressure fed through 40mm alkathene lines to troughs in all paddocks. Both water systems have Syntec in-line dispensers. The main home is a three-year-old Platinum Home with brick exterior, spacious open plan living, four bedrooms with master ensuite and triple garaging. There are two further three bedroom homes, plus a two bedroom sleepout. A good range of farm buildings includes a 3-bay implement shed with lockable workshop, two Versatile sheds (one 4-bay and one 5-bay), two 6 bay half round barns plus a range of ancillary buildings. The fencing is mostly electric and is in great order. A very well set up unit in a recognised dairy district and sellers with a genuine desire to move on.
